- Tenant Credit Check and Renting History:
Every potential Tenant’s over the age of 18 credit will be checked. Tenants will be required to give their last known address if they previously rented. Their last Landlord will be contacted as a referral.
Tenants are required to give at least two referrals, and/or work information.
Tenant’s Employment and salary will be verified if a military ID is not available.
We screen for debt to income ratio, criminal, credit, eviction and rental history on everyone.
Inspections will be performed and loaded into the owners portal with pictures.
Report will include any recommendations as to what repairs or changes should be made to the property, if any.
If there are repairs or damages discovered during the process of the Inspection, pictures will be taken and emailed to the Homeowner with recommendations.
Rent is due on the first of the month and considered late on the 5th.
If the Tenant has not contacted our company by the 6th of the month, a letter will be mailed to the tenant stating that they have until the 10th to make restitution for rent, plus late fees. We follow up with phone calls and emails. If Tenant does not comply, Grifaldo Properties will begin eviction proceedings on your behalf, and represent you in court.
- Advertising and Marketing:
Grifaldo Properties will market your property to the best of our abilities, to get you a Tenant in place in as timely manner as possible. In the current market having heavy Internet advertising is key. Our website feeds to 25 other well-known websites like your trulia, hotpads, zillow just to name a few. Ads will be included in such locations as:
“For Rent” signs will be placed in your yard. We market your rental property as if it were “For Sale” with interior and yard pictures, as well.
